1) Estoppels/PUD Questionnaires:

Call the Accountants, GOLDMAN, JUDA & ESCEW, CPA at 954-577-9700 or by e-mail at gjecpa.net. The fee for this service is $150.00. If there are two estoppels required, for example, one for Loggers' Run and the other for either Timberwalk (or Timberwalk Two), the fee will be $250.00







2) Screenings - It is Timberwalk Association, Inc.

Timberwalk: Must fill out an application, enclose a check in the amount of $100.00 (with add'l charges for faster turnaround) payable to Timberwalk HOA & a copy of the sales or lease agreement. If a lease, must also have a signed notarized addendum to lease. Must allow twenty (20) days to schedule screening which is generally held at the Timberwalk clubhouse at 6:30 P.M. on scheduled date.

Timberwalk II: Must fill out an application, enclose a check for $100.00 payable to Timberwalk II HOA & a copy of the sales or lease agreement. If a lease, must also include a separate check in the amount of $250.00 which is a refundable security deposit required for all renters, payable to Timberwalk II HOA. Must allow twenty (20) days for screenings which is held on the first (1st) or third (3rd) Tuesday of the month, generally in the mornings at Prime Management office.
















3) Days of trash pick-up:

The property is divided into sections-North & South (North or South of Palmetto Park Road)

North: Trash P/U on Tuesday & Friday – Recycling, vegetation, bulk & trash on Tuesday

South: Trash P/U on Monday & Thursday – Recycling, vegetation, bulk & trash on Thursday.

5) ACC applications & dates:

The Loggers’ Run Architectural Control Committee (ACC) meets the 3rd Monday of each month. Applications must be received in the Management office no later than the 2nd Thursday of each month to be considered for this meeting. Please remember the following sub-associations must submit earlier to be considered for the Loggers’ Run meeting;

Timberwalk, Timberwalk II & Winding Lakes Estates as these homeowners must receive approval from their sub-association prior to the Loggers’ Run ACC Meeting. Applications are to be submitted to Continental Management at 9900-A S.W. 18th St, Boca Raton, Fl 33428. Or faxed to 561-451-2754. Island Lakes Residents only: Please first submit to your Management Company (TMG) for your sub-association approval.















6) Vehicles/Trucks:

Are Pick-Up trucks, boats, commercial vehicles, go-peds, go-carts, pods, dumpsters, etc. allowed? Pick-ups are allowed until 11:00 P.M. only (except in Country Landings I, II, III, Country Landing & Estates). Commercial vehicles are allowed during business hours if conducting business in the community. Gas powered go-peds, mo-peds, Etc. are prohibited and subject to fining. Boats are permitted if stored in a garage or behind a fence not visible to the eye (with prior ACC approval only). Pods & dumpsters are allowed with prior Board approval. Please contact Prime Management to obtain said approval.











7) Complaints:

Depending on the complaint (noise, fireworks, fights, break-in, loose dog, etc.) call P.B.S.O. or United Global Security 866-963-7814.

8) Do you need ACC approval to paint your house the same color as it currently is?


Yes. Please submit ACC application & sample of paint.




9) What is included in my maintenance payments?

Common area landscaping, common area maintenance, common area insurance, park usage, security, management & accounting.
